2025 Completed Projects

  • Hard Pruning - Hard pruning is used to rejuvenate overgrown, leggy, or unhealthy shrubs or trees, promoting new growth and improving their overall health and appearance.
  • Dog Park Relocation - the dog park has been moved from its former location to an area closer to the gazebo, on much flatter land. Pavers have been installed as a walkway from the path leading to the gazebo to the dog park.
  • Gazebo Refresh - The column severely damaged by termites has been repaired, and the gazebo columns have been painted to a lighter, fresher color. New bbq grills have been installed.

Active 2025 Projects

  • New Call Box - We are excited to announce the installation of a new call box at the entrance. After more than 20 years of service, the old call box is being replaced with the latest in updated technology. The new CellGate Watchman WXL call box offers several convenient features for residents:
    • ​Temporary Access Codes: Residents can create a temporary access code for one-time events, like a gathering at their home. This can be a pin code or QR code, which can be sent via text or email to multiple users. The code will expire within 24 hours, according to settings determined by the admin.
    • Individual QR Codes for Recurring Access: Residents can set up individual QR codes for guests who need recurring access, such as family members or housekeeping. The code can be scheduled for specific timeframes and resets after each use to prevent sharing.

    • Single-Use Access Codes: For one-time visitors like delivery drivers, residents can generate a single-use code, either a pin or QR code, that can only be used once.

      • These features will be available to the community once the call box is activated and any initial access issues are resolved.

  •  Cameras - New cameras have been installed at the entrance that will provide more coverage of the entrance and exit gates.

 

Pending 2025 Projects

  • Street Repairs - Every 5 years our streets must be repaired. This involves cleaning and sealing cracks, then applying a sealcoat. This project will be broken into two parts; the cleaning and sealing must take place first, then the sealcoat is applied 6 weeks later. This project will impact parking during the work, so keep this in mind.
  • Gutter cleaning - Gutter cleaning is scheduled for April 14th, weather permitting.  
  • Tree Pruning/Removal - Remove various declining understory junipers along the edge of the woodline at the rear of 1248 - 1216 GC. Remove a line of junipers on Gates Drive and Gates Circle near the cul-de-sac. Prune 80 Crepe Myrtle trees.

 

Community News

DELINQUENCY RATE

As of March, 2025, the current delinquency rate at 14%, with 24 (of 167) homes holding a balance older than 60 days past due. However, the amount past due from these homes total $75,000, which is significantly high. This affects cash flow and limits our ability to pay for projects to maintain our community. If you are behind, please make every effort to get caught up in paying assessments, else the association will have to take stronger measures to collect past due assessments. This can include forwarding past due accounts to collections, which could potentially add additional costs (late fees, interest, collection costs, attorney fees) to the outstanding balance.  

 

NEW PARKING RULES

 

THE AMENDMENT TO THE DECLARATION TO ALLOW FOR LIMITED STREET PARKING HAS PASSED! 

 

Please note:    

  • Parking spaces are limited and are for guests only. Residence must park in their garages and driveways. Residence decal stickers will be sent out shortly to homeowners to place in their vehicles.
  • A limited amount of parking spaces will be available for exceptions for homeowners. The rules defining the exceptions are still in progress. The exceptions will have a finite date (for ex., a year) and homeowner will need to re-apply for exception when that exception expires. This give other homeowners the opportunity to request an exception if a current exception expires and is no longer needed or the homeowner is no longer eligible. 
  • Please remember to complete the homeowner information on the Verification of Occupancy Form. We require that every homeowner complete their information so that we can update the call box, fobs, etc. 
  • The county MUST approve the permit to allow for limited street parking. The board is currently in the process of gathering all of the documentation requested by the county to apply for the permit.

 

Enforcement

The parking rules will be strictly enforced. The towing company will patrol the neighborhood randomly. If cars are parked illegaly, they will be subjected to being fined or towed. Any vehicle parked in a red or yellow zone will be immediately towed and/or fined

 

As there are a limited number of parking spaces, it will not always be possible for your guests to park in front of your home. There will be no tolerance for attempting to reserve a parking spot. Parking is First Come, First Serve. When all of the parking spaces are occupied, THERE IS NO MORE PARKING!!! Any attempt to park in restricted parking areas will result in fine or towing.
